Step 1: Take some great photos and videos

Upload these to your OWNERZHUB account, tagging them as you go along
Decide between a video walkthrough or make it brief and focus in on a particular feature like a great garden or views

Write a brief honest description. Remember do keep it brief ! Flowery unnecessary agents details drive you nuts and well you aren’t the only one.

Mention schools or stations or view or gardens, the things that matter to you, will probaby matter to the next owner or renter and are more important than flowery language no-one pays attention to

Step 2: Decide on how you want people to contact you

When buyers or renters come to you via OWNERZHUB, you can decide how you want them to contact you. YOU are in control

Step 3: Upload your EPC

A current EPC is a legal requirement in the UK for anyone selling/renting out a property, no matter how that is done.

Step 4: Set your asking price

Most importantly, remember to be realistic.

Check this against what you see others on the market for now and decide where you want to pitch it

Step 5: Hit the market

According to ChatGPT approximately 48% of movers relocate within 5 miles while 39% of movers relocate within 5-50 miles

Thats 87% of all movers you are likely to sell to !

Step 6: Engage a solicitor/conveyancer

It’s very important to engage someone proactive. It’s OK to shop around, but don’t leave it until the last minute !

They will secure a copy of your deeds together with any mortgage details and be ready to prepare a contract of sale. They’ll send you a sellers questionaire as normal for you to complete so you are all set to go

Work with your solicitor/conveyancer, they will be the ones checking up and down the line to make sure everything happens the way you need it to.

Thats their job !

They’ll be checking with your buyer’s solicitors to see that surveys have taken place, that mortgage offers are in, that everyone comes towards exchange at the right time and completion is set to suit everyone.

Step 7 : Arrange and Conduct Viewings

✓ Be Flexible: Offer evening and weekend appointments.
✓ Prepare: You know more than anyone else about your home and the locality
✓ Be Honest: Disclose known issues — legally required and helps avoid disputes later.
✓ Stay Safe: Always have someone else present and schedule viewings during daylight hours if at all possible
Step 8 : Negotiate Offers

Relax and breathe ……… offers are just that, offers.
In an ideal world someone might be happy to pay the price you are asking immediately, but most people will want to make an offer of some description

Step 9 : Instruct your solicitor/conveyancer

If you asked your buyer to confirm their offer using our template ( link to downloadable PDF , ) you can send that information direct to your conveyancer and they’ll get under way !

If you’ve already agreed an offer, send this template to your buyer and have them complete it so you can forward it to your conveyancer

Confirm to the buyer your conveyancer’s details at this point too.
